How it works
From order to recording-ready deed in four simple steps.
Step 1: Create your free account
Takes about two minutes. Tell us your name, your company, and your office address, and you are ready to order. Add your colleagues later so the whole office shares one account.
Step 2: Send us the order
Fill in one straightforward form with what is already in your file: the deed type, the property, the parties, the legal description, and the consideration. Upload the title commitment or the prior deed, and you are done.
Save a draft any time and pick up where you left off. There is no checkout — we invoice you once the deed is delivered.
Step 3: We prepare and verify the deed
Your deed is prepared on the correct template for the property's state. Every name, parcel number, and recording reference is then verified against the documents you sent, and an experienced reviewer signs off before anything goes out.
If anything needs your attention, your order shows On hold with a note telling you exactly what we need.
Step 4: Download, sign, record
Your finished deed arrives by email as a PDF and waits on your dashboard marked Completed. Print it, have it signed and notarized, and record it.
Need a change later? Request it right from the order page and a revised deed is issued, no new order needed.

Common questions
What do I need to have ready?
Nothing you do not already have. It is all in an ordinary closing file, and with the file open the form takes about five minutes:
The property: street address and tax parcel ID.
Every grantor and grantee: a person, company, trust, or estate, with a mailing address, and marital status for individuals.
How the grantees take title: joint tenancy, tenants in common, tenants by the entirety, and so on.
The legal description: as it reads in the prior deed.
The derivation clause: the book and page, or instrument number, of the deed the grantor took title by.
Consideration and assessed value: what is being paid, and the county's assessed value.
The reason for the conveyance: a sale, a gift, adding or removing a spouse, correcting an earlier deed.
The title commitment or the prior deed: at least one, as a PDF, PNG, or JPG up to 40 MB.
Optional: your file number, the title insurer, and any language you want added to the deed.

What deed types does PhDeeds handle?
Warranty deeds, special warranty deeds, quitclaim deeds, deeds of correction, deeds of gift, trustee's deeds, deeds in lieu of foreclosure, and deeds of easement.
How long does it take?
Most standard orders are finished within one business day, and nearly all within two. Expedited orders are finished within 8 business hours. The clock starts when you submit; if we need something from you, your order shows On hold until we hear back.
How do I pay?
We invoice you. There is no checkout and we never ask for a card — order your deed, and once it is delivered you get an invoice payable in 30 days by bank transfer. Firms that order regularly can switch to a single invoice each month instead of one per deed.
Can I change an order after submitting it?
Yes. Before you submit, save a draft and come back whenever you like. After submitting, use the order page: while the order is in process you can add a note for the reviewer, and once it is completed you can request a change and receive a revised deed.
Can my team share an account?
Yes. Invite colleagues from your account settings. Everyone gets their own login and sees all of the company's orders.
How do I get the finished deed?
It is emailed to you as a PDF the moment it is completed, and it stays on your order page, where you can preview, print, or download it again any time.
Can I access past deeds?
Yes. You have full access to every deed you have ordered, however long ago. Each one stays on your dashboard, searchable by address, party name, or file number, where you can view or download the finished deed and all the paperwork you submitted with it.
